Basic structure
The building uses pre-cast cement cladding which results in a smoother finish with very minimal joints, making it virtually crack-resistant. Other condominium buildings use hollow blocks that literally have hundreds of joints which are prone to cracking within the first five years of the building.
The exterior finishes are of granite and travertine cladding which is a marked improvement from the traditional exposed cement and paint most commonly seen in other buildings.
Partition walls within individual condominium units are made of cement. This is more durable and has been cast to produce better acoustic properties with respect to soundproofing of individual units, compared with the gypsum board commonly used by other condominium units. Better noise control and confinement gives the condominium a cozier, more homelike ambience.
Kensington Place?s windows use the renowned aluminum-fabricated French brand Technal which is superior to locally-fabricated aluminum windows. The locking mechanism of Technal is one testament to this superiority in quality. A closer scrutiny of the building would also reveal that its glass windows are comparatively larger than those of other condominiums.
Access Points
The lobby of the condominium has a floor-to-ceiling height of 9 meters, giving it an aura of functional grandeur in terms of the wide space within the lobby. It approximates the ambiance of a hotel where, upon entry, residents are greeted by a well-appointed and cozy guest lounge which they can use for entertaining their guests. Two types of doors constitute the main entrance to the building ? an automated door, and a manual auxiliary door.
Kensington Place?s basement parking area has a two-way ramp: one for incoming, and one for outgoing vehicles. This ensures the smooth flow of condominium residents and their respective vehicles in and out of the building. The smooth, unimpeded flow of vehicles is further enhanced by the spacious dimension of each individual basement parking slot. With a vertical clearance of 2.4 meters, a width of 2.5 meters, and a length of 5 meters, each parking slot can readily accommodate a Ford Expedition or any other vehicle of similar size.
Services and Utilities
All Kensington Place condominium units have electric outlets at all walls of each bedroom for convenience. Finding another condominium equipped with similar features would be difficult.
During power outages, all ceiling lights, the refrigerator outlet and another extra outlet within each unit remain serviceable with electricity. With other condominiums, only their common areas have stand-by power during similar situations.
Internal security measures are also at the cutting edge of the variety of services offered by Kensington Place to its clients. The keys to an individual condominium unit could not be duplicated just anywhere. Only the designated lockset supplier (ie, Best) can duplicate the keys.
Other Amenities
Unlike most swimming pools of other condominiums, Kensington Place?s pool is heated making it possible for unit owners, their families, and guests to use the facility during the cooler months. The male and female locker rooms are further each equipped with steam booths and sauna booths.
Two (2) spacious function
rooms are located at the ground level facing the pool area and another one at
the roof deck. A bonus improvement among the condominium?s numerous amenities
is the game room located at the 2nd floor.
